The Challenge

Short-term rental guests arrive at a property and need answers immediately. Where's the WiFi? How does the coffee machine work? Is there a spa nearby? Can someone bring groceries? The typical solution is a binder on the kitchen counter. Most guests don't read it.

Great Dwellings wanted to offer a premium experience. That meant giving guests what they needed before they had to ask for it. A static PDF or a paper guide wasn't going to cut it. Guests needed something interactive — something they could open on their phone the moment they arrived.

But building a native app was too high a barrier. Guests don't want to download an app for a single stay. The solution needed to work instantly, on any device, without friction. And it needed to do more than just display information — it needed to let guests actually request services.

The goal was a platform that felt like a personal concierge, not a digital brochure. Something that could handle room service, spa bookings, valet, grocery delivery, cleaning requests, and private events — all from one place, on a phone, without any sign-up.

What We Built

We built a cloud-based interactive guidebook platform — a responsive web application that works on every device and loads instantly from a link or QR code. No app download. No account. Just open and use.

Why a web app instead of a native app?

A native app requires a download, an update cycle, and App Store approval. For a guest staying 3 nights, that's too much friction. A well-built responsive web app loads in seconds from a link in the booking confirmation email. In select Great Dwellings properties, the guidebook is pre-loaded on a dedicated tablet in the home — guests pick it up and it's already open. Zero steps.

What can guests actually do through the guidebook?

The platform handles the full range of guest services: room service ordering, spa and wellness bookings, valet requests, grocery delivery, ride-hailing integration, cleaning requests, pick-up and drop-off coordination, and access to private events. Each service category is a module. Property owners enable the ones that apply to their property. The framework is extensible — new service types can be added without rebuilding.

How does the extensible framework work for other property types?

The platform was designed from the start to work beyond short-term rentals. A homeowner, a boutique hotel, and a serviced apartment building all have the same core need — a way to give guests information and let them request services. The framework supports all three. Branding, content, and available services are all configurable. One platform, many properties.

What does a guest's experience actually look like?

A guest checks in and receives a link. They open it on their phone. They see the property name, a welcome message, and a clean menu of everything available — property info, local guide, and service ordering. They tap "Groceries," select what they need, and submit. No call required. No waiting. The staff receives the request and handles it. The guest gets on with their stay.
